Conditional equity estimates

The distribution model starts with sourced annual common-share earnings, retains capital to fund assumed growth, and discounts distributions at cost of equity. Its standard policy is shown with each estimate. Detailed operating cash-flow models remain separate. REIT dividend-income scenarios are not property NAV or total equity value.

Relative comparisons

Historical or peer multiples show how comparable earnings have been priced. A lower relative price does not establish intrinsic value. Relative estimates remain separate from cash-flow estimates.

Evidence and limitations

Required missing or conflicting inputs can withhold an estimate or indicator; optional calculations stay separate. A recorded zero is distinct from a blank. Research-risk indicators are accounting and price proxies, not complete regulatory or liquidity assessments. Model ranges are sensitivity scenarios, not confidence intervals or probabilities of profit.
